Applies to any individual or entity that submits a property or advertises on the web page.

1. Purpose and acceptance
These Add A Property Terms of Service ("Add-Property Terms") apply to any individual or entity that submits a property, creates a listing, or advertises a property on KTM Apartments ("the Platform", "we", "us"), including through dashboards, forms, APIs, or assisted posting.
An authorised agent, broker, or representative with written authority to advertise it; or
A building manager or landlord with authority to offer the unit for rent or sale.
You must be at least 18 years old and able to enter a binding contract under the laws of Nepal (or your applicable jurisdiction).
Business and agency accounts may list multiple properties subject to their subscription plan limits and Platform rules.
3. Accuracy and completeness
When you submit a property you represent and warrant that:
All facts are true, current, and not misleading (price, purpose, area, bedrooms, bathrooms, amenities, location, availability, and ownership capacity);
Photos and videos fairly represent the property at the time of posting;
Rent-only and sale-only postings are not mixed in a single listing (use separate listings if both are needed);
Land measurements use the units you select correctly (including aana/ropani conversions where applicable);
Contact details you expose are yours to share and will be monitored.
You must update or deactivate a listing promptly when the property is rented, sold, withdrawn, or materially changed.
4. Rights and licences
You retain ownership of content you submit. You grant KTM Apartments a worldwide, non-exclusive, royalty-free licence to host, cache, display, reproduce, adapt for formatting, and distribute that content on the Platform and related marketing channels solely to operate and promote the listing service.
We may review listings for quality, fraud signals, and policy compliance. A "Verified" mark (if shown) is a Platform trust signal based on our review process — it is not a legal guarantee of title, ownership, zoning, or habitability.
We may refuse, edit for clarity, suspend, deactivate, or remove listings that violate these Add-Property Terms or applicable law, with or without prior notice when we reasonably believe urgent action is required.
6. Fees, plans, and listing slots
Posting may be free or paid depending on your plan. Concurrent active listing limits, boosts, and agent badges are described in your billing/subscription surface and any applicable E-commerce Internet Advertising Terms.
Draft and non-active listings do not consume active listing slots, but may be capped separately. You remain responsible for taxes and invoices related to paid services.
7. Prohibited listing conduct
You must not:
Advertise properties you are not authorised to offer;
Inflate prices, area, or amenities, or use bait-and-switch tactics;
Discriminate against seekers on protected grounds under Nepal law;
Harvest seeker contacts for spam or unrelated marketing;
Circumvent plan limits with duplicate or shell accounts;
Post illegal, unsafe, or fraudulent offers.
8. Relationship with seekers
KTM Apartments is a marketplace and information Platform. We are not a party to lease or sale contracts between you and seekers unless a separate written agreement says otherwise. You are solely responsible for screening, negotiations, deposits, keys, and compliance with Nepal property and tenancy laws.
9. Liability and indemnity
To the fullest extent permitted by law, you agree to indemnify and hold harmless KTM Apartments from claims arising out of your listings, your representations, or disputes with seekers, except to the extent caused by our wilful misconduct.
Platform liability for listing tools is limited as set out in the Terms of Service.
10. Changes and contact
We may update these Add-Property Terms by posting a revised version on the Platform. Continued submission or advertising after the effective date constitutes acceptance.
